I don't do business down in Venice so I wasn't aware of the tax rate there. Our millage rate in Lakewood Ranch is 1.61 mills and 1.65 mills in Palm Aire. This article says the rate in Venice is 2.77 mills now and may go up to 3.77 mills. That's quite a difference!

When the 'save our homes' FL Constitution amendment was passed, I predicted that R.E. taxes would go up anyway.
County property appraisers are permitted to increased assessed values up to 3% a year no matter the value of your home. And they do.
There were no provisions in the amendment for restricting local taxing authorities from raising their millage rates. So, millage rates have been increased to make up for the loss in revenue from the property appaisers 3% limit. Federal, State, Local governments NEVER operate with less money. No government spending gets reduced or cut.

I have to disagree. Since moving here from MI 2 yrs ago, I was astonished how much the county has been reducing the assessed value along with the current depressed housing market, which of course results in greatly reduced property taxes. Our millage rate hasn't really changed, but the assessed value has decreased significantly since 2004, which I am VERY happy to pay less taxes! In MI, I had to FIGHT year after year to stop my taxes from going up. Cities & townships were actually INCREASING the assessed values as the market declined! So, as many valid arguments I have about the government down here, the property taxes, SO FAR, seem to be relatively fair. Now as things eventually rebound, we'll see how greedy they really get from the recent years of reduced revenue.

Just out of curiosity..wondering how much more the insurance is to live in Venice being closer to the water?

The closer to the coast, the more expensive, plus the more likely you will need to add a flood policy.
