10-30 minutes from the beach away from flood zone is contradictory ~ the closer you are to water (i.e. Sarasota Bay & Gulf intracoastal) you will be in flood zone.

Stand alone house or Association townhouse (or a house within association?) - please explain what are best options.

[color="Magenta"] A single family home, 10 min from beach (i.e. Sunny side Village ~ my neighborhood is $350K+ for a remodeled bungalow/COLOR]

I like hiking, bicycling, exercising (gym/park/walking/etc), kayaking, fishing, snorkeling.
All of these actives are coastal & available in Sarasota.

Budget will be 250-400, but I would like to rent first to get the feel of the area.
Anyone coming to this area should rent first to learn the dynamics of Sarasota/Manatee area ~ especially if you've never visited & are unfamiliar with the area. Renting gives you the option to discover what you like & don't like as well as no ties should you decide living in a tourist locale is not for you.

Any suggestions for Itinerary are welcome, plan to spend about a week in the area.
May is a great time to visit as "high season" is over. With #1 Siesta Key Beach status, Sarasota is not going to see any slow down in summer season; rentals will reflect that concept. Local buzz is "everyone wants to move to Sarasota" so once again, competition for jobs/housing is tight. You should check out Anna Maria Island, Lido Key, downtown Sarasota as well as Siesta for a well rounded view of beach, suburbs & traffic. The weather will be beautiful but not necessarily reflective of summer heat/humidity.

Check by address (but my guess is no from what I've seen): Verizon Check Availability

We have a rental property near Ashton Elementary, It is wired for FIOS. Unfortunately, the area we are building in is not.

Today I was at the rental property painting and the Verizon salesmen came around. I was bitching to them how much I hate Comcast and how annoyed I am that they don't have FIOS in my hood. First they couldn't believe it is not available in my hood, since one of the guys lives only 2 miles from my location and has FIOS at this house. But his little corporate issued tablet confirmed "no FIOS for me". Then they told me that Comcast has been voted the worst customer service for years running. That did not surprise me.
