Venice can be very expensive, especially Venice Island. However, the older homes east of 41 are reasonable, but you have to watch condition. North Port is a nice community, reasonably priced. A home built after 2000 will meet the most recent standards, save a bunch in insurance costs, but you can see the price differential.
