Just be aware that they may require a FBI background check, DMV check, credit check, and ask for references. They'll likely ask for a sizeable application fee, and some of that money is used to attain these reports.

Oh my, that is a lot of requirements. I appreciate your help. I may just go the VRBO route then and drive around and visit the neighborhoods.

Try Horse and Chaise. It's a real estate company that does a lot of rentals and i believe do dhort term. Pat Stetson rents a lot. Stoneybrook has a minimum 1 month rental. You will be asked for enough info for the association to run a criminal bacgrounf check. They are only interested in felony convictions. Misdemeanors and traffic infactions don't count. Any other info that is asked for is for the landlord.

Thank you. The background check doesn't bother me. I have to go through a pretty extensive one for my job. I like the idea of one ;-) Thank you for the name of the realtor. We are planning to rent for 2 months at least. I'm a big fan of HOA's. I live in one now. My biggest concerns with Stoneybrook are I would like a backyard pool and a fenced yard for the dog. I really wanted a lemon tree too (that one is not a deal breaker). The houses are closer than what I'm used to. But, the neighborhood itself is gorgeous.

You can have the pool. You can have a fence so long as you are not on a lake. Fruit trees are a no go because they attract rats and other non desireable wildlife that have a tendency to get into your house.

(By the way, the new assessed value will not necessarily be the same as your purchase price, the assessors have a formula they use that includes other recent sales in your neighborhood & other criteria such as replacement cost of improvements, location and condition.)

You can look up the property tax bills for almost any property in Sarasota or Manatee county by using the links to the tax bills found on the property appraiser's web sites.

If you want to get a better sense of what your property taxes will be like if you purchased a particular home, I suggest looking at the tax bills for several other comparable homes in the neighborhood that sold in the previous year to see what they are now paying. Or you can contact the county property appraiser's office directly, I've found them to be most helpful in the past.
