We have a condo near Siesta Key and need to replace the carpeting on the stairs, landing, and bedrooms. I don't know what year the carpet was installed but I would guess mid-90s.

Originally, we'd been thinking hardwood, but I read that is not necessarily a good way to go due to the humidity. Then I read about laminates as well as some sort of hardwood hybrid stuff.

Any recommendations and experiences?

We probably won't be able to do the floors until the summer but any suggestions on flooring companies welcome.

I've done all types of floors. Laminates are hit or miss - some are really bad when they get wet - warping and peeling. Some also scratch easily. I had a Mohawk laminate floor I put in - looked good but could not get any water on it at all.

The latest durable, water-resistant flooring is "luxury" vinyl. I have it in the place I'm staying in now and in the new home I'm moving into soon. I have a condo in CA I put it in - looks like wood. It's easy to work with - my brother put it in for me. It comes in many different looks. It's softer on your feet and it's indestructable. My old dog has peed on it - no problem. I prefer it to laminates now.

A friend put in a modern linoleum (Marmoleum) in his kitchen. Durable, water-resistant, soft on the feet, and "green" (made from natural materials).

Sorry I don't know any contractors - I'm new to the area.

I'm going to the Home show this weekend - I'll post more if I find out new info.

Before doing anything, I would suggest getting in contact with the condo management company to see what floor coverings are allowed. Some condo communities have strict rules, others do not. Would hate to see you pay for hardwood only to find out it is not allowed and cannot be installed.

Also, there are NEWer codes for multi level condos, depending when the building was built ! AND what county etc


also a few STATE regulations, about sound transmission, substrates, fire codes, weights etc etc

I would agree as well on Sunshine's post. We recently replaced the tile in the bathroom in our condo in Bradenton. The unit is on the second floor, which required a noise reduction layer to be put underneath the tile. It wasn't a very expensive thing to do based on the square footage of the work, but it was needed to meet state and HOA codes.


This is just one example of the things you need to sort out on this type of work.

yes, sounds like the bs at places like bayshore 1, 2, 3, or 15

No, it is not Bayshore BTW, but you just contradicted yourself from your post below you had the other day. You are calling out my required noise reduction flooring needed as BS, but noting the same thing as part of state regulations in your post. Makes no sense.
