Water heaters in general have a life expectancy of 10 - 15 years. Water heaters that malfunction can cause significant water damage to nearby drywall, etc with potential for mold. Water damage claims can get costly.
Insurance companies are taking the same approach to water heaters as they are doing with roofs. Once it's past a certain age it becomes a potentially huge liability/claim.

According to something I read recently, insurers are taking a hard look at everything -- the age of your appliances, the age of your air conditioning system, electrical panels, etc. Anything that shows up on a 4 Point Inspection Report.

This thread is very educational and helpful; thank you everyone for your input. It seems we would need to budget for unexpected big ticket housing costs (roof, water heater) around year 10 to year 15.

I don't mean to hijack the thread from OP, but I'm curious if long time residents here have periodic roof inspections every few years or so, or just after a big storm? Our house was brand new when we bought it 3 years ago, so my question was more for maintenance / precautionary reason.

been here 25 years,

only time ive had inspection done is with a base purchase, a refi, or an appraisal.
im all over my house looking at things all the time anyway as far as maintenance though.

we had issue with our insurance—my husband let hurricane coverage lapse when we were moving to FL and we didn’t get reminder from our local agency
We had to have inspection before we could get new insurance and inspector said roof over lanai needed repair. That is shingle vs tile over main house
We had repair done—took a while—but had another inspection and got coverage before hurricane season started
Don’t know if we would have gone through that if it had not lapsed
We own outright so no mortgage company involved
