Transfer fees on Golf course for renters (renter, house)

Likely giving way to much info away for this forum.... but hoping some of the people or realtors can help.

The village I live in is currently going through a crap load of drama about transfer fees for amenities to renters and greens fees for renters on the golf course. It is tearing the place apart.

What is the average or standard costs for this in golf communities in the area?

I cannot seem to find any information on searches.

But assuming the place allows 30 day rentals and has all the amenities (golf, tennis, pickleball, restaurant, spa, etc)

At our golf community, we have two 'transfer to rental' fees:

-transfer to rental for the 'social club' portion which is large club house, pools, tennis, dining, ex room and all facilities that come with owning a 'door' here. ~ $200 rental transfer fee, which is not mandatory for the rental, but doubt anyone would rent a house here and not have access to the wide offering/well done non-golf side of facilities and access.

-transfer to rental for the 'golf side' portion: gives the renter 'most' of the golf club amenities and services, advanced tee times, reduced cart rental fee, use of the landlord's cart if they have one, access to the golf club house, (separate facility from the social club house above), ~ $500. Not mandatory for a rental, obviously. And, not interconnected with Social side of the community.

-House rentals here are allowed, though thoroughly vetted, and are allowed only for a month minimum, and each house address is only allowed 4 rental periods per year, max. Fwiw, rentals are not a very large proportion of community door count, and most are done for a winter season...
