SWFL is home to a lot of homeless, druggies, drifters, etc. The weather is warm most of the time so it makes sense they migrate to warm areas. Here in Charlotte County I see a lot of them riding their bikes in the road.

Fences have been erected and interior demolition of buildings at the corner of Goodrich Avenue and Main Street has begun. In approximately two months the site will be cleared for construction of SOTA, a hybrid boutique hotel and luxury condominium coexisting in a 16-story tower.

Trepp Development announced the start of the project on Sept. 22 with the first step being removal of asbestos from buildings currently on-site.

Within 60 to 70 days, developer Rodrigo Trepp said all the structures will be removed, including pizza-lovers’ favorite, Il Panificio, which will be the last building razed.

When SOTA is completed, Il Panificio owner Nick Melone will own a street-level restaurant in the building, which will include a fifth-floor restaurant owned by Trepp and project financial partner Michael Ealy that will be open to hotel guests, condo owners and the general public.

The $124 million project will include a 120-room hotel operated by Tapestry Collection by Hilton, below 35 condos ranging in price from $1.8 million to $5 million.

Completion is expected in March 2026.

One of the largest condominium and hotel-resort projects under construction on Florida’s west coast will likely open next year – without miscalculated hotel parking, without a scraped up-Maserati or two in the garage, and without a proposed multideck parking structure in its front yard.

The Residences at The St. Regis Longboat Key Resort is on track to open in 2024 with nothing but surface parking. And, if a Town Commission meeting earlier this month is any indication, it will receive approval to move in that direction on Oct. 2 with happier neighbors and a sense their government listened to them.

It’s been almost two years of on-again, off-again discussions to reach accord about where vehicles will stay while their owners relax in the tony hotel’s bars, sleep in its rooms, dine in its restaurants, celebrate in its ballrooms, or float in its lazy river swimming pool or on its white sand beach. And those two years followed nearly a decade of previous wrangling over public space on the property’s 17.3 acres, the number of hotel rooms to be built, height of the buildings, and more.

New St. Regis parking lot approved

Longboat Key commissioners unanimously approved a new parking lot at the St. Regis Resort currently being built on Longboat Key.

The St. Regis Resort is replacing a long-time favorite property - The Colony. This is why community members wanted to make sure everything fit the Longboat Key narrative.

Resident objection led to the complete redesign of what is now a flat parking surface on the 17-acre lot. This is a change that many commissioners say was necessary to uphold the community standards.

Longboat Key Mayor Ken Schneier says the common goal of the public created change on a project that has been several years in the making.

The St. Regis Resort will reportedly be open by next summer.
