The difference was massive between those visits.

None of my retiring colleagues are looking at Florida anymore. Several are looking at the Carolinas or Georgia. The motivator is primarily the weather and the year round golf, tennis, and fishing that it provides. This, along with affordable housing, has always been the motivator. As temps continue to rise and the cost of housing skyrockets, it's safe to say Florida has peaked.
Same with working people moving to north Florida, Georgia, Carolinas but some of the coastal beach areas there are only slightly cheaper than Florida. Once you get away from the coast it's a lot cheaper which is where working people tend to go. Personally I prefer north Florida or Georgia or something it's too hot and sunny in south Florida and it's hotter than it used to be but some people like this heat.

Very accurate perspective. The only people who don’t think Florida has peaked (as far as quality of life goes) is real estate agents.

Just my two cents is all we have is I 75 and 41 going down here. How many lanes can they add? South Florida has peaked. They could expand in the north where it's more feasible. There needs to be adequate infrastructure.

My kid rents a 4/2 at $1875. But moved to a rural part of Orlando area. He’s in the boonies. I pay $1600 for a pretty decent size and upgraded 1-1 w den, carport, patio washer n dryer in a built in storage. I’m 7 mi from the beach. His last house, closer to work went from $2200 to $3500.
