Gentrification. The insurance industry is not paying replacement value for IAN and everything is “flood” damage, people are having to abandon those over priced homes. What used to be $500k homes now over a million. Ridiculous for hurricane country. Ridiculous!

If I was retired I would probably get a cheap place in the rust belt or south rather than a zillion dollar Florida house.

I met a lot of retired new York cops buying a duplex for $350,000. And a few California people who thought this place was cheap until they started working for the low wages here and are now struggling. And the drug smugglers. But most of it is investment speculation and the crash has already begun. Housing here is one big pyramid scheme everyone thinks they will get rich off it but prices are in free fall now.

And they built a lot of new housing so a big glut of new inventory is coming right as the price is dropping.

But the population here is steadily increasing and it's too much.

And by duplex I mean a house built as two apartments essentially $700,000 for one house which they consider cheap.

I live in one, and my sis is in real estate 30 yrs in this area. It’s all about that cash. Investors are eating everything up. She’s busier now, but inventory is still low. Hope April comes and some snowbirds decide it’s time to stay home, and not return. Right now the evictions are what’s on the menu.

Sarasota 15-20 years ago was really special. Now, not so much. It's lost a lot of the character that made it different than the rest of FL. Thankfully, my dad bought his house before things when crazy. He's been there since 1998. I usually visit ever 2 years, but I had about a 6 year stretch, from maybe 2013-2019 where I didn't visit. The difference was massive between those visits.

None of my retiring colleagues are looking at Florida anymore. Several are looking at the Carolinas or Georgia. The motivator is primarily the weather and the year round golf, tennis, and fishing that it provides. This, along with affordable housing, has always been the motivator. As temps continue to rise and the cost of housing skyrockets, it's safe to say Florida has peaked.

Manatee commissioners approve Lakewood Ranch expansion next to Freedom Factory

The Manatee County Commission has voted to move forward with the Taylor Ranch Development, despite concerns from Cleetus McFarland with the Freedom Factory Racetrack and Bradenton Motorsports Park, residents of Panther Ridge, racing fans, and others who live nearby.

A 4,500-home expansion of Lakewood Ranch is planned for Taylor Ranch off State Road 64 and Burneside Boulevard.

"We’ve chosen to live in the country where we felt we were insulated because of our deed restriction, but we feel like the county commissioners don’t care about that," said Danielle Lennon the Vice President of the Panther Ridge homeowner’s association.

Residents are concerned about traffic, water quality and a change in country living.

"We bought our homes and our farms, I don’t want to be in the middle of a subdivision and that’s what will happen," said another resident.
