Are there distinct neighborhoods on Tybee Island? What I mean by this is there a littel village community in one part, and then maybe a community of year round dwellers in another, and finally a section where it is all pretty much summer rentals?

Do families live out there or is it pretty much all retirees and young single folks?

Good questions, I'll defer to the locals on this, since l only offer a visitor's perspective.
It does seem like the southern end of the island is where most of the action is. I would guess that permanent residents would tend to distance themselves from the tourist traffic. I know that on my former home of St.Simons Island this is true. Second home people and renters tend to gravitate to the southern end of the island, permanent residents settle in what's called 'mid-island'.

They are all scattered across the island. Little bit of everything everywhere. Obviously, there are more vacation rentals and condos on the East side of US-80 (1st St from the West until it turns South and becomes Butler Ave), and most everything to the West is single home residential. 90% of the commercial district is along 1st & Butler with additional bars, restaurants and gift shops near the Pier (16th St).

It's probably not real accurate but its a generalization.
