Looking to retire in coastal Geogia from Connecticut. Any comments on real estate, pros and cons of the area. We are looking for home about 30-60 minutes from the coast. Which cities/towns are the best. We are looking for homes up to $290.00. We prefer a home with some land - with no HOAs. Not too rural but far enough away from the hustle & bustle & traffic jams. Look outside along 95, there are several small towns which have what you are looking for. Land gets more expensive the closer you get to Savannah & Jacksonville. Be aware of the cost of living in Ga. vs. Northern FL vs. S. Carolina. So take that into consideration don't get tied into living in Fl.

S. Carolina has a much better homestead exemption tax. You'll pay between 2 to 3k less in property taxes. Income is a wash. Sales tax a wash. Car s. Carolina is a little better.
Fl. Has no income tax, property is just about equal with ga. Better car tax and 6%!sales.

Look at Amelia Island, Nausau County Fl area, right at the Georgia border. Water is clear, rural area, not crowded
