Looking to buy house or condo on Wilmington Island. However concerned about flooding. Any comments about storm history or what to expect?

Unless you’re directly on the water (either on one of the marshes or rivers) flooding is not a major concern.

I’m not so sure about that. I’ve seen some flooding events occur away from marshes and rivers on Wilmington, specifically Wilmington Park. Check the map. It varies.

Sure.. if a hurricane never hits. This idea has led to current unfortunate development patterns. You know we didn't really get a hurricane either time right, just barely a tropical storm? Consult local officials for interpretation. While the data is public, it requires a close look. For example, https://www.fema.gov/media-library-d...d_Overview.pdf (inundation maps vs flood zones) I would say most locals here still underestimate the flooding danger they are in from a hurricane. Google and commercial websites may have data but I'd begin with the Weather Service and FEMA.
