We're a married couple with 3 young kids & a golden retriever, coming from a 2200sqft 4/2 house with a yard... A small house/townhouse/duplex with a decent yard would be great, apartment living would not work for us longterm. Priorities are safety, good schools, family neighborhood, limited commute time. A dog park nearby and walking/running trails would be awesome...

Safe, family friendly neighborhoods with good schools and shortish commute times to Renton include:
Maple Valley: Great schools, multiple trails including the Cedar River and Lake Wilderness trails, reasonably priced housing costs.
Issaquah: Great schools and multiple trails( Cougar mountain, Squak mountain, Issaquah Creek) nice back roads to Renton, pricier housing
Bellevue: Some of the neighborhoods south of I-90 would be a reasonable commute to Renton, including Somerset and Lakemont. Great schools, pricier housing, very pretty area.
Renton: Parts of Renton are not in the Renton school district. They say that the Renton school district is getting better, but there are still lots of bad schools. But the eastern parts of the Renton Highlands is in the Issaquah district, as is the Maple Heights neighborhood. The southeastern part of Renton is in the Kent school district. Oddly, Kent is not a very good school district, but the schools in Renton but part of the Kent district are very good. And a small bit of Renton near Spring Lake/Lake Desire is in Maple Valley's Tahoma school district, a terrific school district. Renton has less expensive housing.
Newcastle would be another good choice. most of Newcastle is in the Issaquah school district and it has trailheads for Cougar and Squak mountain.
There is a dogpark in downtown Renton, near the Cedar River. Kent also has a huge one in Grandview Park. But all of the trails I mentioned have parts that aren't busy, and people and their off leash dogs are common.
