You'll be fine ... just use common sense - don't walk around alone at 2am. Columbia City is vibrant and getting better every day. Don't forget to go several blocks east and enjoy the only undeveloped stretch of Lake Washington anywhere. Seward Park is also an nearby amazing asset.

I always laugh when people talk about the "ghetto" areas around Seattle. There is no such thing here. Some sketchy neighborhoods here and there, but no place where you'd have to fear for your life so long as you don't do anything silly like walk down a dark alley at night.

Glad to hear the place might work out for you. The south suburbs are definitely the place to find better bargains. It's still expensive here, but certainly not as expensive as in the city or on the east side.

On a positive note, there are very few areas that are "run down" in the Seattle area. Have you been to Cincinnati, Los Angeles, Chicago, Birmingham, Atlanta? They have massive trashy areas.
