Heck, I drove from Magnolia to SeaTac for a conference 2 weeks ago and that drive on a Sunday morning with very little traffic was still 25 minutes. When I drove out to Ikea from home this past weekend, it was a 30 minute drive, but then, there was ZERO traffic.
Ikea is not in DT Renton but some 2-3 miles south of it.

I can believe that it'd take 20-30 mins. DT traffic and getting to i5 is the fustercluck. I5 is just crowded. Of course it depends which part of DT we are talking about. The only rough part would be getting out of the DT and getting past the West Seattle traffic-- it's pretty much easy there until the 405 junction. But the OP would not be dealing with that. You'd only have to get off at exit #157 and it'll take you directly to the heart of DT Renton.

Is Renton better than Lynnwood and eastside burbs for commuting downtown?

I live about 2 minutes from DT Renton and commuted into DT Seattle for years, and still do once in a while. Only very rarely did it take more than 30 minutes, and mostly was closer to 20. If I-5 is jammed, Airport Way or East Marginal are perfectly good alternatives. Or get off I-5 at Spokane/Columbian and proceed into DT Seattle on 4th or 6th Avenues S.
This is the reality, not something based on someone's view from Magnolia. You sort of have to be there to know.
