I turned down a transfer to Bellingham last year because it wasn't close enough to Seattle....jajajaja...(be careful what you wish for)...now I'm being offered Tacoma WA and Seattle WA

I'm married with a 10 and 8 yo girls.
I would be making about 95-100k.

I found Bellevue on Google as a good possibility, but I'm afraid of the cost of living and traffic. Is Tacoma a good place to live in?

What are some of the preferable areas for families? Considering that we're big in sports activities for our daughters and of course, School district.

I would be moving from Tucson, AZ. (365 days of sun!!! Jajaja) We enjoy outdoor activities (hiking and trail running).

I really need help.

Question has been answered many, many times ... and we always ask - "what is your housing budget? rent? buy?" - that dictates your decision. If your job is in Tacoma, you will want to live close to Tacoma. If your job is in Seattle, you want to live close to Seattle.

Bellevue would work well for you, and if commuting to Seattle there is good, reliable bus service. Tacoma has good places, and others not so good, you would have to be selective in where you choose to live there. The same goes for the schools there. If you are the only one working, it would be very difficult to find a small fixer home to buy in Bellevue on your salary, with the median home price at $650,000 however, and traffic within the city is nasty.

Tobester- Rent is fine. I know it will be hard to buy just on my income.
I can accept either office. They offer both
I guess one of my questions would be which one to accept.


Hemlock- buying is not my priority. Schools, location, outdoor activities, sport programs format daughters and stuff to do on weekends are our priorities.

For example. I live in Tucson AZ. I live in an old area where housing is expensive, so I've Ben renting for three years. I live there because everything is close, instead of having a 3,000 square feet home for 300k, but I would have to commute to every where

Because of our watery and hilly topography, questions about "where to live" relative to workplace/commuting decisions gets very complicated. Transport corridors - roads, rail, ferries - make housing location VERY dependent on specifics. If you're working in Seattle, precisely WHERE in Seattle can make a giant difference in commute times or modes, which will then influence your housing location choices and budgets.

To a degree, the same goes for Tacoma. There are some excellent in-city neighborhoods - wonderful vintage houses on tree-lined streets, views of Puget Sound, etc.

Your housing dollar will certainly go farther in the Tacoma scenario, and I don't think your quality of life will be impaired in the slightest in that case. For example, look at these two listings, comparably priced. Both are in good neighborhoods.

Tacoma - TheMLSonline.com: 4316 N 37th St, Tacoma, WA 98407
Bellevue - TheMLSonline.com: 14234 SE 37th St, Bellevue, WA 98006

You can see the difference, one that repeats throughout the various parts of the region.

You actually could afford to buy a home in Tacoma on your salary and with interest rates as low as they are. I know that old section of Tucson, neat vibe. If you are committed to renting, you might want to take a look at the Bothell area: not such a bad commute to work, great schools (Northshore School District), access to outdoor activities.

Some of the Renton schools are quite good and would be convenient to your work.

For the Tacoma option, you could also look at Lake Tapps - not a terrible commute, and good values available, e.g. a lakefront house for under $600K - https://www.redfin.com/WA/Lake-Tapps...1/home/2980703

This takes Bellevue and Seattle out of the picture. NO way you'd want to do that commute. For Tukwila, check out Burien.
