Hello,
We are looking at moving to the Seattle area this summer. We have 2 kids, ages 5 and 7, work from home. We love Woodinville homes (larger lots (~1/4 to 1/2 acre, lots of trees) but after a day of house-hunting we've had trouble finding a neighborhood that is more our style (lots of kids, sidewalks, kind of like what you find often in Sammamish/Issaquah). We've looked around Bear Creek Elementary, Wellington Elementary, and Kokanee Elementary school areas. The Farm on Hollywood Hill is amazing but there's nothing there for sale in our price range (< $1M). Any Woodinville folks out there that can suggest some neighborhoods for us to look at? Thanks!

Hey junk, Welcome to town! I think your best bet with a "neighborhoody" vibe in Woodinville under $1mil will be in the area just north of Hwy 522, projects like Georgian Heights, Somoma, Woodmark. To accomplish that feel and that price point, you would have to sacrifice lot size. As you must know, the market is very competitive with limited inventory, make sure your buying strategy is airtight, creative and you are well positioned to be decisive when the opportunity arrives. You could probably also kick back to a slightly older home, like 1970s, and find a larger lot in your price range. Question: have you considered Bothell and the excellent Northshore Schools as a possibility? Good luck out there.

Have you looked in English hill? It's on the border of redmond and woodinville. The elementary school is sunrise.

It sounds similar to what you are looking for. Less expensive than the farm, lots of mature trees, lots of nice yards, community feel, lot sizes vary. Let us know what you think!

You could try Bothell as well. My kids went to Wellington Elementary for 4 years, and we were very happy with the school.
