So, this one lot that I really liked before, just came on the market again! Unfortunately, I'm not in the area and, due to Thanksgiving season's increased traveling - even now with COVID! - likely would not be able to get there and see it in person any time soon!

What type of research can I do remotely, meanwhile, which sources to check?
What potential downfalls would YOU watch out for?

County assessor maps will show sensitive areas, wetland buffers, flood plains, and other factors which locally, might affect development. You can start there.

Builders snag so many of the desirable lots right now, I would ask some hard questions about why it hadn’t sold. Over the years, I’ve had about 10 clients consider buying land and building versus buying an existing home. After learning about the possible pitfalls, arduous process and costs, 9 of them decided against it. The tenth bought the land, started the building process and ended in divorce, I’m not joking. It’s not easy.
