Did you make sure they knew you are a student? Landlords who rent to students are more likely to accept a cosigner. If there is a technical school in the area, there are landlords in that area who rent to those students.


Does the school have a housing office that can refer students to landlords who will accept their students?



Could you include a copy of your acceptance letter to the college with your application? No one will ask for it, but it will show that you are going to be there as a legitimate student.



Many landlords will automatically reject anyone who offers to pay a full year in advance, but many landlords are happy to consider extra deposit money to be available to help cover their losses if they make a mistake when they accept a tenant. Paying double deposit might be enough to sway the decision in your favor, if you are very close to being qualified.


Before you send application money, be sure that they accept students with cosigners. There is no point in applying to a rental where they don't want students.


Very important, is your cosigner well qualified? A promise to cover your rent and damage isn't worth much if the cosigner doesn't have enough income to do it.


Many landlords will not accept an out-of-state cosigner, so be sure you ask about that before you pay your application fee.
