Hi there,

Are there any Seattle suburbs that are max 45 minutes (preferably 35) away from SLU? SO is at SLU and I'm WFH.

The usual requirements. Decent schools, lower crime, parks close. We have a toddler so any kid friendly areas are a plus. Rivers are preferable but that's just a wish list.

Something where you can obtain a 4 bed (or three and an office), 2000 sq ft house with somewhat of a yard (not a big fan of the postage stamp yard new construction houses) for no more than $725k. Seems like a lot of $ considering what it gets you in other areas of the country but it is what it is.

We like the north end of the metro (Shoreline, Edmonds, LFP, Kenmore) but open to the southern burbs. I think the east side is beyond our budget.

Anyways, any thoughts or suggestions would be helpful. Thanks!

Hi Scorpion! With your budget, on the north side, I’m a big fan of the Historic North Everett neighborhood. On the south, Federal Way, as far away from Hwy 99 as you can get.

Hi homeinseattle!

Is Federal Way/North Everett within the commuting range? I've explored Everett a bit but not Federal Way. In fact, I really haven't heard good things about Federal Way. Is that in reference to your "staying as far away from 99"?

I just think it’s more a question of what is available with your stated budget and square footage. “Commutable” is subjective, yes, it’s doable. Of the two, I really prefer Historic North Everett. West towards the water in Federal Way is nicer, but that takes you farther from the freeway.

I agree with North Everett, it's really the only place I can think of within your budget for the size, just be aware that like many cities, Everett also has some sketchy areas. Try to get as far north of Casino Rd. as you can.

More specifically in Historic North Everett north of 19th St and West of Broadway, ideally West of Wetmore. It’s a gem, drive up there and check it out.

I'll check it our although I think that's too far (showing 54 minute drive right now). I've been in that area but not with an eye to living there.

Gotta go smaller is square footage then. Lynnwood could be an option for you.

Everett is not within 45 minutes... not even close. Even 54 minutes is wildly optimistic.

Depends on time of day. Early morning before like 6:30am, midday and after 8pm evenings it is. I know people who live in Everett who commute to Seattle. They seem to be able to work from home a good chunk of the time, and are flexible about when they go in. I realize that everyone has a different commuting reality. Just trying to think outside the box as OP has a challenging price to square footage desire. Something has to give.
