Since you brought up Columbia City, I began looking into. I really like the sound of it. I live in Ohio and we definitely live in a sketchy area of town...at least from the looks of it. A lot of beautiful old homes in our area, some of which have been fixed up and some haven't. We've never had any problems here as far as crime, though. We're hoping to move to Seattle in the next year or so and I think CC is the first place we'll look for homes. I like the idea of being close to Light Rail, being close to the city, being dog friendly, some old homes, some new, etc.

Being a couple of gay men with a couple of dogs, I'm liking the sound of Columbia City.

Sounds like Columbia City is a good choice to start looking, mea-oh. It's gay friendly, dog friendly ( not far from the Genessee Park offleash area), very ethnically diverse, has a great bakery,has great pizza, and not far from Seward Park and Lake Washington.

Depends on what you're used to. Compared to Greenlake or Ballard or Wallingford or San Francisco, Columbia City is downright cheap. It's less expensive than most Seattle neighborhoods, but more expensive than neighborhoods/towns further south. But in terms of neighborhoods that are vibrant and fun and have a farmer's market, it's less costly than comparable Seattle neighborhoods.
But: A decent 2-3 bdrm house in good shape with something of a yard will generally cost 350,000 plus.

I highly recommend Columbia City. I have a few friends with school age kids who absolutely love living in CC. They couldn't live anywhere else. Its so convenient to all parts of the city. Just minutes to dt Seattle. Lake Washington is close by. Public transportation is close. I was just there at Geraldines also. Best breakfast in town imo. Did anyone mention the Columbia City movie house? Also first Friday's artwalk?

One thing to keep in mind is that the schools in the south end of the city are not very good, and with the new neighborhood assignment plan that is where your kids will be going unless they are lucky enough to get in to one of the option (alternative) schools. The Orca program is great, but a lot of parents apply. The current superintendent isn't a big fan of the alternative schools, which could be a problem in the long term.

If you have kids that are school age, you need to do some more research. Columbia City is not a great area for school-aged children compared to other parts of the city.
