If you need to get to SLUH every day, don't look along the I-40 route... it will be a mess for years to come while it is rebuilt. Look along I-44. You can take the Hampton or Kingshighway exits from I-44 and be fairly close to SLUH. I would say that Webster Groves, Kirkwood, and Sunset Hills are all good bets. Also check out St. Louis Hills, Lafayette Square, Flora Place, and Soulard in the city.

You don't have to go to the county to find a great home. I'll admit it's not easy in that price range, but I know where there is a fantastic home in great condition within 5 minutes from the high school. (I sure wish it was my listing!) I'm going out of town until after Labor Day, but will be happy to get you in when I get back. It's in one of the top neighborhoods in the city.

SLUH is a great school, and it's my favorite guys school might i add. The neighborhoods by SLUH are.... questionable, to put it nicely. They're not very good areas, and since you have a budget that allows you to live in a much nicer area, I would not purchase directly by SLUH. You could look at the Central West End, although I think that might be a little expensive. That is probably the nicest area that is within 10 minutes of SLUH. If you wanted to go into the county, I'd consider Webster Groves. It's right off of highway 44, and probably about 15 minutes from SLUH. There are some large, historic homes there that are beautiful. Some of them are over your price range, more like 500k, but I think you could find something nice for about 400k.

I agree with fishtacos on his last point that he makes. I'm not sure if you're looking to live by SLUH for a job, or for your son. But in St. Louis, Catholic High Schools are a huge deal, and kids will go out of their way to go to a high school. My sister traveled 26 miles to get to her high school, Notre Dame, and I'm 15 miles from mine, Gateway Academy. I understand that it's a convenience thing, but If you were to not live close to SLUH and still send your son there, you wouldn't be the only one, and could probably find someone to carpool with if you wanted.

Very true about the traveling thing. I dated a guy in High School who went to SLUH and lived in St. Peters - that's a 40 minute + drive each way.

I'll echo again the comments on looking along I-44. It also depends on how urban and old/historic of a home you want. St. Louis has very well built historic homes, though looking at your price point, Dogtown probably wouldn't interest you. Its a GREAT neighborhood with below average quality homes (for older st. louis).

from east to west along I-44...

Lafayette Square is a high quality neighborhood with high quality victorian homes that are pretty much ALL updated.

Compton Heights is a very elegant neighborhood as well.
