I am looking for new construction or To Be Built house but want it in a family friendly subdivision. I would like at least 20 homes, more would be better. Hubby's work would be near 40 and 270. Would like to stay around $800,000-$950,000. I would like to be in either the Ladue school district, Parkway or possibly Rockwood (Marquette or Lafayette High schools). The areas I was looking at in Ladue didn't seem to have to much in the way of subdivisions with sidewalks and cul du sacs. But I am still trying to find that.
In Chesterfield, I am not sure how long the commute would be. So I don't think we want to go any farther west than The Spirit of St. Louis Airport. Town and Country might be a good option. I just need to know where to look in these area's to find the "subdivision feel" where my kids could run around the neighborhood to play with their friends so I didn't always have to get into a car to take them to a playdate.

We lived in Chesterfield for three years and moved this past August.

I'm not as familiar with Ladue, Olivette or Town & Country, but I'm not sure what you are looking for exists. The one new construction subdivision that comes to mind in Chesterfield is at the corner of Wilson Road and Wild Horse Creek Rd. I can not remember the name of it (Wilson something), but if you look on realtor you will see some of the houses. That particular subdivision is in the Rockwood Schools and I feel sure would feed into Marquette High.

The name of the subdivision is Wilson Creek.

There are two houses on realtor. One is 6 Wilson Creek for $1,079,900 and the other is 11 Wilson Creek at $996,850.

We lived off of Wilson road and I loved the area. Just don't know much about this subdivision, but it is new.

Thanks! I will check that out. We looked off Wild Horse Creek Road, but I didn't get a chance to get to far off that on our trip out there. How close is the shopping (grocery, pharmacy, target etc)? What can you tell me about the schools in that area?

Wild Horse Creek Road and the subdivision I mentioned at the corner of WHC Road and Wilson Road are within a couple of miles (5 minutes) to a large shopping area in the valley called Chesterfield Commons. The Commons has a Sams, Wal-Mart, Super Target, Dicks, Home Depot, Lowes and a Best Buy. It has over a 100 stores total and all sorts of fast food, fast casual and sit down restaurants.

We lived off of Wilson Road and I loved the location. I lived closer to Clarkson Road and was very close to a Trader Joes, Dierbergs and a Schnucks.

Rockwood School District serves the area. Our house fed into Kehrs Mill Elementary, Crestview Middle and Marquette, The Wilson Creek subdivision would feed into Wild Horse Elementary but the same middle and high schools. Check out schooldigger.com to look at standardized test scores. You could also google the various lists of top 1000 public high schools to get stats on Marquette, Ladue and the Parkway High Schools.

I loved our house and I was happy with the schools, but to be honest, if I were to spend a $1,000,000 on a house I would only live in Clayton or Ladue.

Oh, not sure if you have picked up on this or not, but a lot of families in the STL area do private schools. The two boys that lived closest to us each attended a private or parochial school. So there would be a good chance that no matter what subdivision you live in some kids will not be in the public schools.

The Arbors at Wildhorse Creek in Chesterfield has 22 homesites. Wynnhurst in Des Peres will be smaller (only 10 lots), but it is a great location- right by Manchester / 270. Meremac Highlands in Kirkwood has beautiful homes. Not sure on the sidewalk factor for these- but love the way the houses look.

A significant amount of subdivisions (but not all) will not always have sidewalks, particularly if the lots are built larger. A lot of new sub-divisions will advertise that they back-up to woods- rather than emphasizing the sidewalks.

With the way that the market has been the past few years, most of the new housing subdivisions are really 10-15 lot home sites.

Good luck with your home search! Driving here is a piece of cake compared to Atlanta so you'll be fine. Be sure to join Parents as Teachers- it'll help you meet many other families if you have young kiddos.
