We are looking for a fixer in a wooded subdivision. Could those of you familiar with Tallahassee list some places to start our search?

What is the area east of Governor's Park like? Victory Garden Lane area.
I see train tracks. Does Amtrak run through that area?

We have a very limited budget. Can go 20 miles out if it gets us a good deal.

I know this sounds very general, but I'd go as far as to say the majority of residential areas in Tallahassee are wooded. I'd say the area you mentioned fits the bill. As for the train tracks, Amtrak is not currently running through Tallahassee (the Jax-New Orleans route was suspended after Hurricane Katrina and has not yet been restored) but the CSX cargo trains run a few times a day.

When I was very small my parents and I stayed overnight with relatives that lived backed up to railroad tracks. The trains going by scared me to death!
I must be scarred for life. Ever since when I look for houses on the map, I shy away from railroad tracks. That area with all of the trees sure is pretty though.

What parts of Tallahassee are best to stay away from? I had read the north and northeast were the nicest.

I agree that the north/northeast are the nicest. And as the other guy said, almost anywhere in or around TLH will be "wooded". If you're looking for the ultimate in wooded subdivision living, take a look at Killearn Lakes on the north side of town.
