I am trying to find tampa ,fl area with no hoa or cdd fees
with in 10 miles or so of tampa, or some type of search that i can sort by the lowest hoa fees
I am not finding any of the real estate pages that you can excludes the fees in your search
area that max $150,000 homes and under

Avoid Tampa Palms or pretty much any of "New Tampa". Most older neighborhoods in central Tampa won't have HOA/CDD; look in the area bordered by Dale Mabry on the West and 275 on the East all the way from Columbus up to Bears. Tons of old neighborhoods in that price range in there. There are also some good parts of Temple Terrace.

If you hire a real estate agent then the agent can search for all kind of areas with the specifics you prefer.

As a buyer you don't pay for the real estate agents services but you benefit from using their knowledge and tools that they have available.

You raise a question I hear often. Most of the older homes (prior to 1980) will not have a CDD. If there's an HOA, it's usually very affordable, but even then, some will have deed restrictions. If you want new construction, you will probably be strapped with both and much further away from Tampa. I will put in a feature request with MyFloridaHomesMLS to add HOA/CDD as an option. It should have been there already IMO.

It is on the MLS. You just have to add that field as we did last week on the new Matrix system so you can add it for clients.

I would search using key words "no hoa" under Advanced Search here: Florida Homes for Sale direct from MLS
If there is no HOA, in 99% cases it mentioned in description.
for example: http://www.zillow.com/homedetails/34...45089229_zpid/

There are issues that may arise from not living in a HOA community and there are pros and cons to a HOA or non HOA.

When there is no HOA you can still have very nice well kept homes but you can also see a bad single fam. home or trailer next door or a lot of cars that are not maintained and it is the risk that a person is willing to take when buying outside a HOA community.

Of course living outside of a HOA community still will have you to obey they Counties rules and regulations but they are less strict than HOA rules.

In some older areas there are low fee HOA communities that are not like the new build communities and the fees may be mandatory or voluntary and it is very different than the newer build communities where there are strict HOA rules and regulations. Usually these communities don't have amenities.

Overall the values of the homes will not be affected as much as outside a HOA community due the previous mentioned issues that can occur.

There are always communities that will not be run as good as others and the values may have been affected way more than expected but that usually is an exception.

Yes, of course, I know that. But the consumers don't have the access to listing data that you and I pay for. There are hundreds of web portals with IDX data (Zillow, Trulia, Realtor.com, Movoto, etc.) and not everyone wants to receive an autoemail (and have you seen the client portal? Ugh). Most people with personal devices prefer to search online themselves.

Most all of Temple Terrace is good. Even in the lowest cost section of town from Bush south a few blocks towards the river and from 56th to 3 blocks west in that very southern part of town, that 0.07-square-mile, lowest cost area--of a town consisting of a total 6.9 square miles--has very little crime and zero sex offenders living there as of this post date.

On realtor.com I count 28 homes in all of Temple Terrace currently for sale (or pending) under $150k out of about 122 for sale as of this date.

Here's one for 140k across 56th from there in the perfectly good S end of town, near Riverhills Park

If you don't need much interior space, here's a small house on a huge parcel W of 56th St in the very good NW part of town.
