When we sold our house on the other side of the state, we got a call from a realtor wanting to preview the the listing. We had it up for sale FSBO, with a flat fee listing in the MLS, where we would cooperate with buyer's agents. I didn't mind the previews. In fact, I would have thought it odd if a buyer's agent didn't preview a cooperating FSBO, with or without a prospective buyer.

I'm sure some were fishing around for a listing, but in the case of the one realtor, they were over at our house like a shot with a contract in hand that said we'd pay their commish if they brought a buyer. They wanted a preview and a signed agreement, and I didn't blame them, I'd have done the same thing if I were in their shoes. They came back a couple of days later with the buyer and we went to contract and they handled everything professionally and smoothly.

Looking at this listing, I find it incredibly pathetic and depressing that people (sellers, buyers, realtors and non-realtors alike) would complain that this house is outdated, has a “low average kitchen,” “tiny garage,” “poor master bath,” among other ridiculous criticisms. Clearly the prevalence of easy credit (I.E., FAKE MONEY) and HGTV have rendered many brains to mush.

This is a practically NEW, beautiful, immaculate, large home with incredible curb appeal, in a safe, great neighborhood, on a pretty, quiet street, with A-rated schools. From the photos, the interior of the home would make almost anyone weep with joy. Anyone, that is, that is not so full of YOU KNOW WHAT as to be able to realize that most people on this planet would die to live in a house like this. If they were lucky enough to be able to afford it. With real, hard-earned money.

Looking at Google, the 2-story garage is for two cars, with plenty of more parking space in the driveway. I guess perhaps we have now come to the point in our wasteful society in which a three-car garage is necessary? Why stop at three? The next time I go house-hunting, the homes on my list better have five-car garages and a gold-plated kitchen sink!

For shame.

If you feel as though you require pools, stainless steel appliances, marble bathrooms and other "upgrades" to make you complete, then you have no earthly idea what real estate, OR LIFE, is about.

At that price there shouldn't be any carpeting at all....yuk!
The kitchen is a "C" average....stand-alone stove/oven is too basic, should have wall ovens and a separate cooktop.
The bathroom with sliding tub door...a "D"

The exterior shots look like a great house, but the interior is a big let down.

I will need to pray with you! What an adorable home! I am 52 years old and have never owned a home that beautiful. Sadly I never will either since our 3 kids have grown up and moved out. Sure some updates could be done..usually all homes can need something. At least a buyer can update to his/her personal taste/colors. I really like this home. The arched hallway, open kitchen and garden tub are my favorite features. Things I never had in a home. I think the OP needs to be careful and not give it away to cheap...just my 2 cents.

There is a short sale down the street with almost the same sqft, etc., at least not much differences and not a short sale that is in a bad shape....but listed for $ 60K less.

In the end it is not what the seller wants to get but what the buyer is willing to pay!

If it wasn't a short sale it is still heavily over priced and I may not make myself popular by saying so but I'm trying to be honest.

The house looks nice and well kept and I don't agree with some other posters who are very negative about the interior but do I agree that the price is not reflecting what they may feel it should look like.

Many sellers don't like that short sales are incl. and foreclosures as well but appraisers do incl. if a foreclosure or short sale has been trashed or not and the short sale I saw in that area overall where not run down homes but it will affect the other values.

Some sellers can't deal with that information and we tell them it is either wait longer or get a lucky shot with a buyer who is willing to pay more than what the actual current value is and there have been some buyers again who are buying with their heart and not their brains but that are only a few and the chances are very small to find that buyer.

Yes I too find factoring short sales into appraisals unfair to those that paid their mortgages and taxes...I think this is probably a factor into many homeowners strategic default practices...they are "stuck" with a home that doesn't work for them for a myriad of legitimate reasons (divorce,job transfer,etc)...but how can a short sale not be factored in??? It is what it is...and that's why I think the Florida real estate market is in for a few more years of a tough time...of course there are places that have begun to rebound...(Northern Pinellas or South Tampa just to name a few)...but then again they were never in as bad a downturn to begin with...it is a vicious cycle...

In the end, a house is only worth what a potential buyer will pay for it. Truth is, seems to me like the market has slowed down a bit from what it was and buyers are more in the driver's seat than they were.

With that said, I don't see anything wrong with the house, looks fine to me. If it's overpriced with respect to market estimate, that's a problem. If the schools stink, that could be a problem, too. If the location is not desirable, that's another problem. Even staging a house to look like the Taj Mahal and baking all the cookies in the world won't overcome those points.
