Curious. Warming up to a 55 Community. I'm a cash buyer, so that and the HOA fee are my only conerns. And I'm 62, will I be on the younger side?

Sun city is a retirement area. Most crimes are those of opportunity: Leaving cars or doors or windows unlocked. Is 62 young? A bit. The average age is about 70.

This.

You're more likely to get verbal abuse if you get sideways with an HOA board member or run over by a golf cart than be a victim of a crime.

Do be aware that the CC&Rs are different for different sections. Some may have different age limits as well as dictate who can/can't live in the home and for how long - as in relatives that might want to come and stay, for example.

Do your due diligence.

On a related note, if you're not already aware, that part of the county is suffering big-time from congestion and overdevelopment, so don't expect to be getting anywhere in a hurry if you leave the immediate area.

Parts of LA are a piece of cake compared to trying to go up/down 301 during peak hours.

Agreed! I’m from Long Island, NY and find driving in Apollo Beach, Riverview, Wimauma, SCC and the entire Tampa to Sarasota area very scary! At least on Long Island there are traffic lights and infinite roads to offer traffic control and alternatives.

And if you drive in Sun City Center you're fair game for all of the blue hairs driving crazy in their golf carts, that's really a challenge.

There are a gazillion other 55+ communities and some are part of a regular master-planned community of all ages which you might find more appealing.
