The immediate TAMPA BAY area is very lucky it has not had a direct hit from a CAT3 or above Hurricane since October 25, 1921[hit Tarpon Springs]. Let's hope that streak continues. Hurricanes are no joke.

When you consider budget, be sure to include an average of $400-600 month for condo or association fees.

Still generally cheaper than maintaining a SFH.

$300 each and every month just for mowing lawn and maintaining pool. Then there are the extra charges for fertilizing and weeding. It's extra to cut the bushes. More extras for spraying for bugs and plant diseases.

And of course, I pay for internet, trash pickup, underground sprinklers, pest control, water and lots of other things that are included in many HOA fees.

Exactly, while not to mention condo fees cover insurance on the structure (roof, windows, walls).

Dunedin or Safety Harbor are by far the most hip of those choices. Also the closest to the fun things in mid to south Pinellas County. Dunedin is the closest to a beach.

I'm curious, did you get your property? My wife and I bought Dec 2022 at the base of the Dunedin Causeway. We got 1200 square feet for just under 300k and then did an 80k remodel (we got carried away and that doesn't include furniture). We are also planning on just using it as a vacay home as we live and work in CA most of the year.

Dunedin is a wonderful little town, great food, nice beach, centrally located, wonderful people.... I'm sure you'll be very happy when you get your place.

You probably bought the condo I was looking at!

Default Closed in August

2bd/2 bath in East Woodlands. Completely updated and under $280k. This will be our 2nd home until we retire in 5 to 7 years. We saw some decent condos at this price point in ELW, Palm Harbor and Clearwater. Not sure why the one poster said we might struggle at that price point.

Everything in Pinellas county is very expensive. Dunedin and Palm Harbor have homes that were built in the 1960's. Most of these homes were summer rentals during that time. 1100 to 1400 square feet 2 bed room 1 bath homes that are selling for 400K to 500K.

Totally Ridiculous prices, 90% of these homes still have galvanized pipes for the plumbing. Plumbers cant even replace that old stuff.

Yes you don't get much for your money in either places...in Palm Harbor its their desirable schools and Dunedin has the charming downtown and great community centers for the arts and athletics! Both have proximity to the beach as a cherry on the top! I guess location, location, location still holds true! Moved to the area 25 years ago( Dunedin and later Palm Harbor )with a young family and never regretted it! Great area to raise a family, retire and everything in between!
