Just turned 55 and looking for 2nd home in one of the 3 areas. kids are grown so schools are not too important. Will be 2nd home so would like easy access to restaurants and shopping. Seems Palm Harbor is the most expensive of the 3. Give me your thoughts........

If schools are out of the equation I would say Tarpon Springs or Dunedin, near either downtown area. Palm Harbor is a needless price upgrade for schools.

You can get a fairly inexpensive home near downtown Tarpon Springs. Dunedin is the expensive option, not Palm Harbor.

I second the recommendation of Dunedin, especially the downtown area. There are many nice homes and/or condos and you can walk to the downtown area which is awash in shops, restaurants, and small breweries.

If you like baseball, the Blue Jays have their spring training in Dunedin. Their spring training games are played in the recently renovated TD Stadium which is also walkable from downtown.

Dunedin is closer to Tampa International Airport and downtown Tampa than either Palm Harbor or Tarpon Springs.

Outdoor recreation opportunities are about the same in any of three places.

The best beach is at Honeymoon State Park which, while technically in Dunedin, is easily accessible from Palm Harbor, and just a short drive from Tarpon Springs. (https://www.floridastateparks.org/honeymoonisland).

The Pinellas Trail which is great for cycling or walking runs through all the towns. (https://pinellas.gov/pinellas-county-trail-guide/)

Dunedin is city in Pinellas County so it has some of its own services, regulations, and government. It recently opened its new city hall. (https://www.dunedingov.com/Home/Comp...ts%2fcity-hall)

Palm Harbor is a census-designated place and unincorporated community in Pinellas County.

Tarpon Springs is a city in Pinellas County,.

Safety Harbor would be one of the top choices in my opinion, if not THE top choice.

Tarpon Springs if your budget is on the "lower" side.

All towns are great options to be honest. Palm Harbor lacks a true "downtown," but all of these towns kind of blend into each other.

Oldsmar is another one worth looking into.

Technically Palm Harbor does have a downtown, it’s just small. It’s around Florida Ave and 11th.

Come to think of it, it actually has two of you count Ozona.
