Property tax and insurance for 200,000 home in CARROLWOOD?? (Tampa, Lutz: for sale, real estate)

Thinking of moving to Carrollwood.

Cannot move because I'm a member of the U.S. military and will be stationed here in all liklihood through at least 2014 on strategic duty.

Try this site "cost of living in florida" you have to add the www and .com to the end...but this site will give you approximate taxes and even better steer you to an insurance site that will tell you what to expect......and you are right...after reviewing the numbers...some might change there mind......

A good rule of thumb to estimate your Real Estate taxes is to take 2% of the purchase price. Insurance is a completely different game, you will most likely need an elevation certificate or contact the current owner of the home to get their insurance agent. My guess is 4,000 for property taxes and 5,000 for insurance.......THAT IS HEFTY.

I would like to hear from someone that actually lives in the CARROLWOOD area.

OK, I'll bite. I've lived in the Carrollwood area for 25 years, so my current insurance and taxes are not relative in this scenario (but I'm very happy with what I pay in TI).

A family I recently worked with paid $221,000 for a 3/2/2 with 1717 square feet built in 1983 on a 75-110 lot. Current homesteaded taxes for 2007 were $2800. I haven't seen their TRIM notice, but the Hillsborough County Property Appraiser estimates 2008 real estate taxes at $1950. Their homeowner's insurance for this year is $905 (with hurricane and no flood). I think their deductible is $500.

Your telling me their property tax and insurance combined is less than 3000 per year???????

I find that remarkable, is this the norm for Carrollwood?

As mentioned, I thought it would be closer to 9,000 bucks.

Well, in January of this year, the Florida voters passed an amendment to change the Florida real estate tax system. It's still screwed up, but it's better than it was. My homestead exemption doubled to $50,000 and my real estate taxes dropped about 5 mils. And for homeowner's insurance, the state is allowing some smaller companies to write policies which is helping consumers by creating more competition. You can get a general idea of costs here --> http://www.shopandcomparerates.com

Stonebrier in Lutz would be the closest new community to Carrollwood in your price range. There are four builders... Look at the Centex and Taylor Morrison.
