I've searched and read a ton of these posts but I'm a bit puzzled... after checking Greatschools.net and schoolmatters.com it seems that the schools in Brandon are not well ranked (at least for elementary). We are looking at moving to Tampa area and need a good commute to MAFB and need a SAFE family friendly area to raise our 3 young kids. We don't want somewhere that we feel 'on top' of neighbors (we did our time in So Cal ). An additional plus would be somewhere that isn't high risk flood and perhaps even has better home and auto insurance rates. Our price range is $250-280K more or less. Any suggestions would be greatly appreciated!!!

Check into Riverview then. The schools are rated better-examples are Riverview Elem. or Symes-and I would check out the actual Hills. Co. School site Hillsborough County Public Schools-Tampa Florida
This will tell you the actual gradings.
Riverview is close to Brandon so there is shopping close by. The houses are a little further apart than here in Brandon-in some communities and there are a lot of newer homes.

Additionally, while Westchase may be out of your price range, you may want to check into Citrus Park, or Odessa. There are tons of amenities, options for newer homes and communities, and for the most part you're 10 minutes from everything. Citrus Park Elementary is an A ranked school, and the area is literally right beside the Veteran's Expressway so commute time to MacDill would run under 30 minutes or so.
