Hello all~
My husband and I are looking into TN for retirement. We would like to make a few trips down to see the state and figure out where we should look for land. But a little guidance would be helpful My husband is an avid bow hunter and wants 50-60 acres of land. Being 30-40 minutes from any city is fine. Any recommendations? Eastern or Western TN? Areas that are better for hunting?

Do you have a budget in mind?

DO you plan to build a house on that land?

Not really sure about the budget...$200,000 maybe
And yes we would like to build a house on it in the future.

Just owning acreage for hunting and recreation is one thing, and building on it is another.

To build you would want to consider how close you are to utilities, whether there is water and sewer nearby or if you will need septic etc.

Also, building a house is much more expensive in very rocky areas because of the blasting you would have to have done to set a foundation.

I wish you luck in your endeavor, but I should point out that 30-40 minutes is within reasonable commuting distance. LOTS of people who work in a city would love to live on 50-60 acres, and would be willing to pay more than $3,000-$4,000 an acre. I'm not saying you won't find what you're looking for, but it might take a lot of looking.

Or maybe I'm wrong... I haven't priced land lately, and if you're talking about 30-40 minutes to the outskirts of a city (another 20-30 to downtown) then your options will open up a lot.

The guy in the cubicle next to me owns several hundred acres and drives about 1:10 to 1:20 to get downtown Chattanooga. He says land out in Meigs County varies from $2,000 to $5,000 an acre depending on what's on it, type of neighbors, whether it's on the main highway, etc.

Land of acerage is widely available in most areas of rural Tennesse-price will vary
