The figures aren't available yet for non-metropolitan areas, but here's how many homes were built in Tennessee's metropolitan areas during the year 2016.

It's astounding how much Nashville is growing. I'm adding the population of the above metropolitan areas to illustrate just how quickly Nashville is growing compared to most of the rest of the country. Only Austin and Raleigh have more homes built per capita than Nashville.

The Census Bureau has its 2016 totals posted for non-metropolitan areas. Unfortunately, they don't have information for every county or town. Hopefully, all of that will be added soon. But for now, here's how Tennessee's towns with over 20,000 fared. I'll update this when the rest of the info is uploaded.

I live and work in Kingsport but do most of my shopping, dining, etc., in Johnson City. Johnson City has a good bit of construction going on, commercial and some residential - by contrast, Kingsport feels stuck in neutral.

What is driving the development in Jackson? It's not a city you ever hear too much about and is far enough away from Memphis and Nashville to not be influenced by growth occurring there. On the same note, I'm surprised, and disheartened, that so little housing is being built in the Tri-Cities. Are these only single-family homes or is multifamily included as well?

Johnson City posts their issued building permit's on the city's website and just going through and doing a quick count of Jan-June new residential, there were about 120 permits issued for new single family and townhouses. This was just in the city-proper whereas the metro includes all of Unicoi and Carter counties in addition to Jonesborough/unincorporated Washington County. The 84 number appears low.

That number includes everything: single family, duplexes, multi-family.
