IF you can find some rural acreage that has an ag exemption on it, you can save a bit of money by leasing the land back to someone local for grazing or growing hay (or whatever) and save yourself a few bucks, especially if it will be 10 years or so until you get out there. Depends on the land, of course, and since it does not sound like there is a house on it, it is not big taxes, but might save you a couple of thousand in taxes over 10 years.

Coleman is a nice place. It is not far from San Angelo, where I went to college. I would be content living in or around Coleman. Best of luck to you.

the closer it gets to coming home to Texas, the more excited I get. I have not been in Texas since 1991, and I sure do miss it.
I took a job in SC, boy was that a mistake, should have held out for one in Texas
