(this is also factoring the amount of land Dallas has to completely reinvent itself into another city.)

My perspective has changed as of late. I want more of the office spaces to be in Uptown since it has a solidified residential population that it wouldn't kill the neighborhood dynamic. The CBD is starting at a disadvantage and has to be concerned by the current office inventory. We're now having developers taking initiative on that and repurposing those spaces.
Even though downtown Houston has retained more competitiveness for office tenants, it will still have legacy office buildings from the 1970s-80s that should be explored for conversion (and honestly, in many other places besides Downtown as well). If Dallas has success with this, it will encourage it to happen in Houston.

Already happening. One entire building is currently being converted to residential. The City just started a process to explore possible incentives for more residential conversions.

Cool, that's great news - please link to an article if there is one.

[Mod cut: orphaned]

In case anyone else is wondering, the link dallasboi obliquely refers to is the link to the earlier (April) DMN article

FWIW, the article does indeed indicate that they "intend[s] to start construction next year." But it also says that "Lincoln would like to begin its Uptown project next year, but first it needs zoning approvals." It indeed says they are going to build it all at once and also says "We won't deliver until 2025 or 2026."

Other interesting nuggets in the same April 29 article:

"Developer Trammell Crow Co is expected to break ground any day on a 27-story office tower at Maple and McKinney . . . on the site occupied by Truluck's restaurant". Latest reports indicate construction is to start in August (this month); Truluck's is still operating and taking reservations.

23Springs ". . . would start this summer." Construction not yet started. Demolition of the prior buildings is either complete or nearly complete. New info from the City of Dallas building permits records: Building permits for 23Springs were issued in mid-July. Great news, and construction will very likely start soon. But it clearly
proves that the earlier claims that construction started in April or June to be mistaken.

In other news, 2811 Maple, next door to 23Springs, does not yet have building permits.

Others might have been interested in both the additional context and the source.

Yes I had seen that interview already, but was looking for a media article with more details on both the project and the proposed incentive program.

Since I see it’s related to the topic, I’ll post it here. 46-story fully residential building Brava Downtown just opened to the public. Very nice looking building
