Lets try to change gears here. Maybe discuss more positive steps these city cores are taking.

What are some of the transformative projects going on in these city cores? I am not talking about a single building or an office park, I am talking about whole new districts. It could be mixed, such as Pearl San Antonio or mainly retail like ROD Houston.

For Houston here are a few Major ones:

1. East River - East River is a massive 60 city block/150 acre live, play, work project along Buffalo Bayou with scenic views of downtown.

I am not sure if UH technology bridge would qualify, but the 6 I mentioned above will have major impacts on the cores economic, residential and entertainment future. I know Austin is also rapidly developing its core. What are some new and major developments in San Antonio, Fort Worth and Dallas?

I left out Discovery West, The Mill, The Astros Entertainment District and a few other smaller projects

I think generation park might be pushing it on 'core'.
In relation to downtown, that might as well be Plano or Las Colinas.
I would rather keep with the theme of the thread and not discuss suburban areas.

Maybe loop 610 vs 12.
610 is 38 miles long and 12 is 47 miles long so they are pretty close in size. And that would focus more on the core city for both

Generation Park isn’t in the core. It’s still an important project for a reason though. Portions of it also serve as a training facility for Helix Park and BioPort and TMC overall.

In San Antonio, it looks like HemisFair Park redevelopment plans might finally be moving forward? Perhaps someone with more knowledge can fill us in. It would certainly be an impactful project for downtown.

Those look nice.

I'd say my favorite one going on in Dallas ATM is The Central. It is a 27 acre infill development across Central Expressway from Uptown. I already mentioned this one, but it has officially started. There's already a midrise 430 unit apartment building called Jefferson Innova, which was completed a year or so ago. The 19 story The Oliver is U/C with 351 units. A portion of the park a long with a restaurant is suppose to open in 2024. Phase II is planned with 363 units and a 99K fitness center.

At full build out it will have 2,000 units, 2.5 million sq ft of office space, a hotel, and 110,000 sq ft of retail all centered around a 4 acre park. They say it should take about 8 years for the entire project to be completed.
