Canadian Mortgage with US income (rental, tax return, move to)

Is it possible to get Canadian mortgage with US rental income? I can provide past few year's tax return and contract as proof.

I am planning to move to Vancouver/surrounding areas next year. I have access to 500k HELOC (~670k CAD) with my US home. However since the rate varies with prime I would like see if there is any fixed mortgage rate option I can get in Canada, and what will the approximate rate be.
