I just interviewed for a relocation job in Fredericksburg last week. I've researched the housing prices in the surrounding areas, so I have a pretty good idea of what I need to finance. Can anybody give me the quick and dirty on annual property taxes? Thanks..

I believe they are in the 90's (90 something cents per 100 in value), though Caroline is an exception, with a tax rate of half of Spotsy and Stafford. But that is just from what I have seen in the paper over the past few years, maybe they have lowered it, but I know for sure that Caroline is under 50 cents per 100 in value.

As an example, my house is appraised at $437K and I pay about $3200 a year
in property taixes I have a Fredericksburg address but live in Stafford county..
Homes in Spotsy county would be lower..

The tax rate for Spotsylvania County is $.62 per $100 assessed value. Stafford is $.70 and Fredericksburg is $.89.

I cannot speak for the other counties, But Spotsylvania bills twice a year so that you are not hit with a large bill at once.

If you would like any other info just let us know. There is definitely some good advice to be found in this forum!

Hope this helps and you enjoy the Fredericksburg area!

ok, I was way off with Spotsy then

but I was basing it on what I knew it was a few years back... so really taxes in Spotsy aren't too bad, I thought they would have been higher with the bonds they had to get to do all those road improvements, and all of the new schools.

Don't be fooled by the rate.
Last year Spotsy lowered its rate about 40% and raised the assessments about 40%.
Not sure if the assessments are low, high, or just right.

Yeah, I understand that... they assessed my home as being over $55,000 more than what I just paid for it! And no amount of complaining could make them change their mind... now that doesn't make any sence to me.
