You might also consider a short sale or contract for deed. Both, done correctly, can get sellers out of very bad situations with little or no negative affects on your credit.

Just be sure that if you go the short sale route that you get your lender to agree not file a deficiency lien against you. In many cases all you have to do is ask for this agreement...unfortunately most people don't ask and then still owe the lender a nice chunk of change after the dust settles and they think all is good.

If at all possible you may want to consider offering concessions to sweetin your listing! If you have HOA association fee, offer to pay for the first 6 months or year of the cost. Or consider offering to pay up to $5,000 towards closing, or offer both. What you do really depends on the amount of equity you have in the house, and how flexible, and serious your are about selling the house in the current real estate condition. If you brain storm, there are a lot of "minor" concessions you can offer that will be very luring to potential buyers. e.g. new carpet, etc.
