Is it an actual town...seems like a huge development with retail, housing, hotels, amusement parks, etc. right near Fredericksburg? Is this being developed now (after the real estate crash)? I wonder how this will affect Fredericksburg area....seems like a huge Disneyland type area.

Right now, it's a combo of a few stores (Wegmans is one) a bank, a gas station and some homes. Also a convention center and an outdoor concert venue (these are all on the Fredericksburg side of the river). Before the Real Estate crash, it was planned to be a much larger, more ambitious venue...but investors sort of "dried up'....
