Don't know if anyone else has encourted this situation but I am a newbie at refinancing my home. We refinaced our home about 8 months ago without a hitch or so we thought. We received a letter from a legal firm attempting to collect an unpaid apprasial fee that occurred prior to closing. Needless to say we were floored!! Apparently my agent ordered one appraisal said the lender kicked it back saying the appraiser was unlicensed and ordered a second. He said I would not be charged for the first appraisal and was credited an additional $100.oo at closing. The 2nd appraisal went fine we settled and the deed was recorded. Now out of the blue I receive a bill from a lawyer not only for an unpaid bill but interest. I was never contacted by this appraiser and told any money was owed. Here's the kicker I tried to reach my broker but the company went belly up as did the lender!!! Am I legally liable??

I specifically asked my broker if we now had to pay for two appraisals. He replied no that the company would not bill us due to the license discrepancy and he stated that we would receive a credit at closing. ( which turned out to be $100.00)

I guess I should be more specific; WHY did you receive the $100 credit? What was the reason for it?

Sounds like they probably had to pay $100 up front for the job, which he got refunded...

That's what it sounds like to me.. but $100 is awfully cheap for an appraisal.
