IMO, asbestos phobia is overblown...granted it is now regulated by the government, but I used to cut 1/2" sheets of asbestos with a hand saw in the 70's telco industry, with no mask, no exhaust fan, nothing...and I have no ill effects from breathing all that dust. Not sayin' it was the prudent thing to do, but it was standard operating procedure with Western Electric....

Final question.

I have decided to either walk away or ask for price of COMPLETE asbestos removal from under the carpet and the utility room. A space of around 600sqft.

Am I guaranteed that after removal/remediation/cleaning I would be able to go down to levels of asbestos in the air between 0.0002 and 0.003 f/cc (which is the level observed in non contaminated building and outside air)... ? Is that possible...

That sounds like a question for (and a guarantee from) the asbestos removal company. And, make it part of your offer to the home seller.
