The area around Reston Town Center is safe. Crime happens but rarely. You will see lots of people out walking their dogs. Many people that you will pass by when walking will say "hello" to you.

IMO, it's the part of Reston that is south of the toll road where there are some sketchy areas. Besides, the high rise steel and concrete apartment and condo buildings are all in the area of Reston Town Center.

BTW, when we sold our house and downsized, we rented an apartment in Reston Town Center thinking it would be temporary until we bought a condo. We ended up liking the building so much that we decided to stay here.

There is one building in Reston Town Center that I can not recommend. I've talked to 2 people. One of them left this building due to poor management and not enough security. The other person was looking to move out for those very same reasons. If you decide to look at Reston, DM me and I will tell you which building it is.

Given your criteria, I would recommend Brambleton, which is in Ashburn, next to Leesburg. https://brambleton.com/
I would feel safer there than in Reston. I know someone who used to live in Brambleton and absolutely loved it! Yes, you would be living in a bubble but most importantly I think you would feel safe.

I don’t understand the comment about going to any of the areas beaches. I’m wondering which beaches the individual is referring to? DE beaches or VA Beach is about three hrs. away, on a good day. If beaches are important to you then I recommend you move to DE or VA beach area; or even the Richmond area, places like Midlothian, which would bring you closer to the beach & has lower housing costs.

Why wouldn't you feel safe in Reston?

If you want to be in a place that is more walkable I would also suggest looking at apartments in the town center area of Virginia Beach. You will be a short 15 minute drive from the beach but have everything you need in walking distance. There are also upscale apartments in walkable areas at the Virginia Beach Oceanfront.

Yes, I know exactly what you mean; I've lived in five different places in the Deep South. We absolutely have those exact "sweltering" days. The only difference is that those states have more. The Washington, DC region has, on average, 40 days above 90 degrees, and those are rarely, if ever, low humidity days. You will swelter on days. I know I certainly do.

For summers which are not sweltering, I'm afraid VA is not the answer. In the colonial era it was called "seasoning." A person had to become seasoned. Of course, on the plus side, unlike then, one isn't likely to actually die of the various pathogens encountered, but count on mid July to early Sept. being miserable. One way to cope is to avoid polyester and other man made fibers and only go with cotton and natural fibers. Rangeley and Mooselookmeguntic Lake (been camping up there) VA is not.

My two cents otherwise are to live near the child. Traffic is a nightmare down to VA Beach; it requires planning and patience.

Given the choice of Leesburg and Va. Beach I'd choose Leesburg. They're like apples and oranges, Leesburg is a town with growing sprawl, Va Beach is already there. I do agree with earlier advice to check out Reston. A variety of different people, access to the DC subway, plenty of outdoor amenities. It's safe. Was living out that way when Reston was just an idea.
