Time for a new thread highlighting a lot of development soon to start around the mall in Hyattsville. here is a short list of what I know.

1. Safeway at UTC. DSP Approved? About time.




2. 3550 at Alterra. Construction almost complete.




3. Kiplinger (Editor's Park) Redevelopment. CSP - pending.



4. Landy Property - DSP approved.




5. Chik-Fil-A - Approved. 5,000 sqft. DSP approved. Begins construction sometime this year.




Next phases of Belcrest Redevelopment.

Anyone know when the next phase of the Belcrest Redevelopment will commence?

Belcrest Redevelopment The leftmost parcel is 3550 At Alterra.

To which project are you referring to? And what would be a good example of interesting architecture?

All of those pictured, in my opinion. They just look very generic and boring to me.

I attended a town hall meeting in PG county where a developer unveiled plans for a building that looked similar to these. They got lots of criticism from residents saying it looked "Boring". They explained that they were trying their best to make something that would fit in with the existing area architecture but at the same time have some new flair while meeting area codes. They asked for community input. Most people who complained had no constructive input for what they wanted or many others voiced outrageous exciting ideas that would be on par with something you'd see in Vegas (Castles, Pyramids, huge Pirate Ships, etc...). It is a tough balance.

I drive by this development all the time since I live in the area, actually I drove by there this afternoon. I'll admit I thought it was a bit boring at first, but now I think it looks really nice. I posted some photos...

Very interesting. Thanks for the update. I didn't even know about the Safeway development. From the rendering I'm assuming it will be located on the existing parking lots (i.e. the biggest eyesores in Hyattsville) between the federal buildings on the south side of UTC and East-West Hwy. Will it include multifamily as well?

Good to see the Kiplinger and Landy projects moving along. I had assumed that they were on hold. As for Belcrest, it's too bad that we will probably never see those high-rises along Toledo Terrace any time soon (if they're even built at all). It will be interesting to see what happens to the mall in the long term.

It could be torn down completely and redeveloped (like Laurel and White Flint) or, even better, remain standing while having the surrounding seas of parking redeveloped (like Wheaton). The rectangular site would be particularly easy to redevelop in this manner, and could easily accommodate a street grid to be built on the property, with parking garages replacing the surface parking and phased block-by-block high-density mixed-use development.

PG Plaza really has the potential a major downtown hub for the county (National Harbor notwithstanding). With UMD 5 min down the road and plenty of large federal employers nearby (plus the FBI HQ hopefully), a central Metro station, relatively low investment costs, and relatively less red tape than Montgomery County there's no reason it can't be the next downtown Silver Spring.

Inside-the-Beltway Northern Prince George's County in general has definitely been receiving a lot more attention from developers and the county govt. lately, and if all the pieces fall into place, promising new transit-oriented mixed-use hubs at: PG Plaza/Hyattsville, Arts District/Hyattsville, Greenbelt station, New Carrollton station, Route 1/College Park, College Park Metro, and Cafritz/Riverdale Park will be the next downtown Bethesdas, Silver Springs, Clarendons, and Ballstons.

Unfortunately there will not be any multifamily atop the Safeway. It was the belief of the developer that the area was already saturated with Alterra coming online and the Landy property as well as the Kiplinger development in the pipeline and condos just don't have any traction after the recession.

The Belcrest redevelopment was always going to be built in phases as market conditions allowed. Right now with Alterra, Landy, and Kiplinger projects all in the pipeline, there's a glut of apartments around PG Plaza. As demand continues to grow, the next phases of the Belcrest plan will start. If Greenbelt gets the FBI, which would be on the same metro line as PG Plaza, look for housing demand along that route to increase. Right now, Hyattsville may want to focus on offices or community services such as the redevelopment of the current library and the development of a community center, which was included in the Belcrest plans.

Comments like the one above shows and proves evident of extreme Hate towards Suburban Maryland attracting and Maintaining High End Upscale Shopping Malls because they hope and wish for Maryland Tax Payers to Continue driving across the Potomac to those Major Shopping Destinations in Arlington, Fairfax, Loudoun, and Prince Williams Counties.

Always be cautious of people advocating Demolishing Shopping Malls and Preventing New Shopping Malls from being built in Suburban Maryland because it is an agenda to keep Suburban Maryland from competing against Northern Virginia's Successful Upscale Enclosed Shopping Malls...........

Oh why am I not surprised

Your dream is to make all of Suburban Maryland inside the Beltway look like Takoma Park while Suburban Maryland outside the Beltway remain rural/deserted but in reality it is and will be the Opposite of what You People are trying to advocate...

Best believe sometime in the future Suburban Maryland will move away from the socialist/communist so-called liberal anti-Growth mentality that has Plagued Montgomery and Prince Georges County for Decades and will resemble Northern Virginia, Metro Atlanta, Metro Houston, Metro Philly, Metro Boston, and Metro Toronto and it will be nothing that you people can do to change it.......
