I'm thinking of putting an offer on a house in Deanwood at the intersection of 46th Street NE and Hayes Street NE.
Anyone lived in Deanwood and would like to share their thoughts. I absolutely love the house, but I've heard mixed things and a lot of negative about the neighborhood.
Really depends on the block, but overall it's still a mess. Go take a drive around the area, perhaps after dark, and I think you'l see it isn't exactly poised to transform overnight. I personally wouldn't live there.
That being said, I did pass up on a property there a few years ago that sold about a year and a half later for 3x the price.
grew up in nearby Kenilworth and no, Deanwood isn't anywhere close to being revitalized. They built a new recreational center and library but the crowd is ghetto. Deanwood station ranks #1 for the most dangerous station every year and the only stores in the area are liquor stores, corner stores, carryouts, and gas stations. Deanwood is convenient to highways so if you drive you can easily shop in PG county. Deanwood's isolated location and feel is gonna keep it in the past.
My mom's friend was mugged not too long ago at the Deanwood Metro. The one time I dropped her off at home hordes of young kids were milling about at 10 PM at night but hey housing is relatively cheap and served by Metro. Only you can weigh the cost/benefits important to you.
Definitely not being revitalized, but it's not as bad as it used to be. The actual Deanwood neighborhood has some nice houses, but its still very rough. It's surrounded by some of the worst neighborhoods in the city. Neighborhoods like Kenilworth, Mayfair, Lincoln Heights are terrible. I work in a fire house in that area and can say that we still go to shootings and stabbings on a regular basis. It really depends on what you're looking for though. Some have a high tolerance for crime and want the cheap property.

I'm really troubled by the lack of amenities in the neighborhood. I grew up in Brooklyn New York in a rough part of town so I'm fine with the crime aspect but the lack of amenities it is really unusual. I also don't have a car so I will be relying on either using the Deanwood Metro or the Minnesota Avenue metro and several buses, so I feel like I will have to get a car in order to make it work and I don't know if that is really what I want to do. It does make me kind of sad though because the house is beautiful and I would do it in a heartbeat if the community had some of the amenities that other communities have.

Yeah, it's a shame. Unless the sort of amenities you are looking for are liquor stores, I'm afraid Deanwood is going to be a challenge. And forget about using the Metro - its station is regularly listed as the most dangerous in the system due to muggings, etc. As an "outsider", you'll probably be a direct target.
If you're looking for an area that is slowly being revitalized and has a slightly better profile overall, check out the western parts of Congress Heights. There are some deals to be had out there, and it has a better chance of moving along faster than Deanwood.
