Has anyone bought a home in Asheford Court in Se DC? If so, can you share the pros and cons of living in that area and more importantly, having purchased a Ryan home?
I keep hearing about how the real estate future is East of the River, but I'm afraid to buy there because it seems like a risky real estate gamble. That being said, it's hard to find a single family home w/garage elsewhere in DC in the $400-550 range...
I wouldn't buy there if I was in the $400k-$550k range. It is still a very risky real estate gamble. Especially considering your range, as there are still houses in in Northeast and Brightwood. Though even I will admit, that door is closing rapidly.
Thanks for your input! I'm focusing on NE (Woodridge and Brookland in particular), hopefully the right home will turn up soon.
Brookland is probably out of your budget these days, two years ago, sure, now, not so much. Brightwood and Manor Park are not. Riggs Park and Queens Chapel is another place you might find a place.
2 years ago you would have had more options, even six months ago. Takoma would have been at the top of your list. Especially since there are SF bungalos with garages in Takoma under $500k. (Still keep an eye out for those. They do pop up.)
DC is supply constrained. As more people move here, housing prices for SFH, Douplexes, and Row Homes will go up.
If you want to go to Southeast on that budget then check out homes for sale in Hillcrest, Penn Branch, Fort Dupont and Fort Davis. Only problem is that SFH around those areas get snapped up quickly when they go up for sale.
Asheford Court is a commuter’s dream. This intimate community is also close to St. Elizabeth’s Campus, which was recently announced to be the new home of the Washington Mystics and new practice facility for the Washington Wizards. With an expected investment of $56 million, there is already buzz about what other businesses will join the area. This is a wise investment contrary to previous replies. Very few options in DC for new construction single family homes.

LOL do you know how obvious it is you work for Asheford Court? "intimate community".... sounds like a brochure. At least try to hide your blatant advertising if you want to have a shot at fooling someone.

I still don't get the appeal of those areas at all. You're so isolated from areas west of the river, very limited metro access, virtually no retail/restaurants to speak of, and surrounded by tons of 'hood.

The facts are what they are no matter how it may sound to you.

Completely random, but this is so crazy to me as somebody that grew up in DC. Riggs Park & Queens Chapel used to be some pretty tough neighborhoods. especially back in the 90s. To see that folks are looking to buy houses there now a days just shows how much DC has changed in the last 20 years.
That's all.
