I left my shared house rental prior to the end of lease date after finding a tenant to replace me (upon approval of the landlady). The new tenant signed a new lease with the other roommates and the landlady. My landlady did not send me my deposit within 45 days of the date I moved out, the new roommate moved in, and the new lease began. I had assumed that the new lease signed with the new tenant and roommates voided the prior lease and that she had 45 days to send me the deposit or a list of deductions. Is this not the case? Does the old lease still hold even though a new one has been signed?
Also, she only inspected the apartment this week, nearly two months after I moved out and is saying that I may owe for nail holes in the wall and damage in the common areas. She also didn't inspect when I moved in. There were a lot of issues with the place when I moved in and we even had to call the city to do an inspection. She had to do a list of repairs to make the place habitable according to DC law.
