This is pretty cool. I don't know about most people, but I love how close these are to the tracks. I would be out on the balcony all the time just watching all the Metro, VRE, MARC and Amtrak trains.

They need to build **** like this East Of The River. So much land around Minnesota Ave Metro (knock down that Safeway close to the Metro and the rest of the stores on that peice of land and the stores across the street where the DTLR is located). I would love to see Class A Office Buildings/Store Front Condos/Apartments right there.

Too much risk because the Cap Rate is too low across the river right now. We will have to wait for the development to creep down Benning Rd. which is happening by the way. Once that development wall is knocking on the door of the river, there will be nowhere left to go but cross it. Until you see development hit the area around Spingarn High School, it's not time yet. Ward 7's day is coming though.

Please refer to this thread for an understanding of why this level of development can't be financed and built in Ward 7 or 8 yet without major subsidy.

Well, hopefully they bulldoze Hechinger Mall sooner, rather than later. Can't wait to see what they do what that land.

All of west of the river will need to fill in first.
This means Georgia Ave corridor and NE RI Ave. This is what will happen in the next 5 - 10 years.

While you may see some development, it will not be on the scale or size of west of the river for some time. NW and NE has to come to completion.


I am not saying it will not happen. Just they have talked about it for years, and there has been very little traction.

Capital moves through spillover development meaning "adjacent to" so it has nothing to do with Georgia Ave. The only thing that matters is the development along Benning road which is its own sub-district. The other factors are laid out in the other thread and higher earners are moving into the area.

At the end of the day guys, it's all about how much rent you can charge for your building based on its value. The more development and amenities that come to an area, the more rent you can charge. It's a chicken and egg problem. The first part of the process is happening now though with house price points reaching the $300,000-$400,000 range.
