DC is notorious for having a lot of struggling public schools. With all of the gentrification, are there any "good" attendance zones within the district where you're set for a solid neighborhood school (vs gambling to get into a magnet)?
Are there decent private schools in the $7-8k range? Does anyone live in DC and send their kids to such schools and can offer advice?

Plenty of good public schools and plenty of good charter schools. Private schools are expensive.

In general the best public schools are west of the park. However there are good charters, and a some good publics east of the park, and west of the river. For example shepherd elementary is excellent.
East of the river is where there are problems, and it's complicated. One cannot paint DC schools though with broad brush anymore.
With that being said the schools have lottery for out of zone and charters. The homes in DC are expensive west of the river these days, if your budget is $7k-$9k a year for a private school likewise, you are completely out of the budget for the better private schools. Likewise if you want to get in a zone with a good public school in DC, you are talking at least $800k for a home. The thing is the suburbs with the good schools will not save you that much in terms of home values either.
